Before our visit, please use this quick guide to help us record the most accurate EPC score possible.


• Knowing the exact build date is incredibly helpful because EPC software applies strict insulation assumptions based on the year a property was built. If it’s an older building that has been retrofitted, or a newer building with specific building regulation sign-offs, paperwork is key.


• Lighting: Fit as many fixed light fittings as possible with low-energy or LED bulbs.


• Hot Water Tank: If you have a hot water cylinder, make sure it has a thick, well-fitted insulation jacket.


• Loft Access & Insulation: If we cannot access or see the loft insulation, we must record it as “unknown,” which may reduce your score. Please provide paperwork or guarantees confirming insulation is present if it cannot be physically inspected.


• Wall Insulation: If insulated cavity walls have been rendered or painted over, we may not be able to verify them visually. Please have installation paperwork or certificates available.


• Double Glazing: For windows installed after 2002, the installation date may not be visible. Please provide FENSA certificates or installation paperwork so modern glazing can be credited correctly.


• Boiler Details: If we cannot confirm your exact heating system, default software assumptions may reduce your score. Please leave out your boiler manual, model number, or service history so we can record its efficiency accurately.
